Hot Real Estate Market Across Southern Georgian Bay Region

Meaford is still the best place in the southern Georgian Bay region to get a deal on a new home.

Figures from the South Georgian Bay Association of Realtors show that during the past 11 months, the average price for a home in Meaford was around $347,000.

That's about $3,000 below the average price for a home in Wasaga Beach during the same 11-month period.

At the high end, the average price of a new home in The Town of The Blue Mountains is $660,000.

In his latest report, Kevin Woolham, president of SGBAR, suggests the overall supply of unsold properties remains at its lowest level in more than a decade.

SGBAR had just 2.5 months of unsold inventory at the end of last month. That's down from 4.8 months at the end of November 2015.

When the number of homes still unsold is at such a low level, Woolham says this creates a condition where potential buyers are more willing to pay more to buy a home. It also triggers the owners of unsold homes to jack up the price.

Another reason for the high average cost of a home in a community is the number of high-price homes for sale in that community.   The Town of the Blue Mountains has a number of million-dollar homes for sale.
