A report to Southgate council suggests the price of its industrial land - which sells for $35,000 an acre - is about where it should be.
But Councillor Christine Gordon says she would like to get an expert opinion on the the value.
Southgate is near the middle in a survey of other nearby municipalities.
Wellington North and Minto sell industrial land for $15,000 an acre. But Shelburne has private industrial land going for $90,000 an acre, and Hanover and Drayton have industrial land for $45,000 an acre.
Southgate discounts the price of some of its less desirable industrial lots.
