In a report to council, Praxair said the modernization of the site will involve new buildings, process structures and a small office, as well as new parking and stormwater management.

The company said the land has a previous site plan dating back to when it was owned by Union Carbide. Former buildings have already been removed from the site to prepare for the new development.

Praxair said nitrogen operates as a fire suppressant and its production involves a relatively non-intrusive cooling process where materials are generally moved by pipeline.
