The City of Sarnia will hold a public meeting in October to review updates to the Development Area 2 (DA2) Secondary Plan.
The current space includes approximately 570 hectares of land bounded by London Line, Blackwell Side Road, the CN Rail yard (south of Confederation Line), and Modeland Road.
Manager of Development and Planning Services Eric Hyatt said the secondary plan forms part of the city's Official Plan, which was adopted by city council last year (but later appealed in regards to the Bright's Grove settlement).
"This updated Secondary Plan would be an amendment to that [Official Plan]," he said. "The amendment to the secondary plan is just looking to implement a modernized land use framework for the area. So looking at implementing mixed-use designations, and newer residential designations that support additional build forms that follow along the direction of the Official Plan."
Recently converted land will also be considered as part of the secondary plan's update, Hyatt added.
"When council approved the Official Plan last year, they did convert about 34 hectares of city-owned land south of Wellington Street from employment areas to mixed-use and residential supported land uses," he said.
Hyatt said the update includes a newer schedule, and clear outline for each area; in terms of designation and future use.
"This is just a policy framework from the city's perspective so any development in DA2 that occurs is driven by the private sector," he said.
Over the past year, multiple public meetings have been held. Hyatt said interest in the project has remained consistent throughout this process.
A project update will be presented to city council at its meeting on October 16.
A final Official Plan Amendment package will be presented to council no later than the first quarter on 2024.
