The President of the Sarnia Lambton Association of Realtors says the market remains stable, with healthy inventory levels and opportunities for both buyers and sellers.
In August, 136 properties sold (exactly the same as July 2026), representing a 4.2 per cent decrease compared to August 2025.
Dollar volume declined 1.9 per cent to $72.9 million, while new listings increased 23.8 per cent to 317 compared to last year.
April Barnard said we continue to see the balanced conditions that have been noticed throughout 2026.
She said conditions continuing to lean in favour of buyers.
"Buyers have a healthy selection of homes as 692 active listings were documented, an increase of 6.8 per cent from August 2025," said Barnard.
The average sale price was $535,819, up 2.4 per cent from August 2025, while the median sale price increased 6.2 per cent to $504,775.
Barnard said homes took longer to sell, with the median days on market increasing from 26 to 37 days.
"Buyers remain active but selective, with well-priced and well-presented homes continuing to attract interest, while properties priced above market value are generally taking longer to sell."
Through the first eight months of 2026, 1,006 homes sold, representing an 8.5 per cent decrease compared to the same period in 2025.
Dollar volume is down 10.2 per cent to $532 million, and new listings have increased 4.1 per cent to 2,434.
Year to date, the median days on market increased from 24.5 to 26 days compared to the first eight months of last year.
