Average housing price rises, as sales continue slump

Fewer houses went on the market last month, and sales continued their slump, but not all was lost for those offloading a home in the region's housing market.

The Windsor Essex County Association of Realtors released its figures for December on Wednesday, showing an 8.06 per cent increase in the average price of a home. It was $514,495 compared to $476,107 in December 2022.

Overall, prices fell 9.65 per cent in 2023. The average price for the entire year was $556,451, a drop from $615,856 in 2022.

Buyers had a smaller inventory to choose from last month as listings dropped. Realtors brought 301 new properties on the market, but that compared to 386 12 months ago, a 22.02 per cent decrease.

When the report was published, 999 properties were up for sale in Windsor and Essex County.

Sales continued their slide, down 11.37 per cent in December and 15.58 per cent in 2023. In total, 4,902 properties changed owners compared to 5,807 in 2022.
