The number of homes sold in Chatham-Kent last month was lower than expected.
The Chatham-Kent Association of Realtors (CKAR) reported a total of 50 homes sold in February, a substantial decline of 24.2 per cent from February 2025.
Home sales were also 38.6 per cent below the five-year average and 41.9 per cent below the 10-year average for the month of February.
CKAR said a total of 124 homes were sold over the first two months of the year, a significant decrease of 19 per cent from the same period last year.
"February saw a much quieter month for sales activity than anticipated, possibly due to inclement winter weather that may have kept many buyers sidelined," said CKAR President Carrie Patrick. "The drop-off was too sharp and rapid to have been part of a trend, so we are looking at this as a one-off decline, which should hopefully turn into a rebound in March."
The association noted home sales in February totalled $18.6 million, a 32.8 per cent decline from the same month in 2025.
According to CKAR, 158 homes went up for sale last month, up by 11.3 per cent from February 2025.
New listings were also 2.6 per cent above the five-year average and 12.9 per cent above the 10-year average for the month of February.
A total of 408 homes were on the market at the end of February, noted the realtors association, a gain of 15.9 per cent from the end of February 2025.
"Active listings haven't been this high in the month of February in a decade," CKAR said.
CKAR's monthly report also showed active listings were 37.8 per cent above the five-year average and 70.4 per cent above the 10-year average for the month of February.
The average price of homes sold across the municipality in February was $371,338, down sharply by 11.3 per cent from February 2025, the report noted.
