2024 a 'fairly steady year' for local real estate sales

After experiencing some ups and downs, the president of the Sarnia-Lambton Association of Realtors says 2024 was a "fairly steady year."

Jeremy Guerette said fluctuations were experienced in the area of new listings and the average sale price.

"The overall trend was up in listings and down slightly in average sale price. I expect this trend may reverse and we'll see the average sale price rise slightly over the course of 2025," he said.

Guerette added he'll continue to watch interest rates closely, because they'll be a key factor in how the market is impacted.

There were 3,085 new listings in 2024, a 16 per cent increase over 2023. The average sales price for the year dropped nearly two per cent compared to 2023, at $526,550.

Just over 1,500 houses sold last year, with the sales dollar volume reaching nearly $803 million by the end of December.

The final month of the year recorded 95 sales, worth a total of nearly $47 million.

The region had 118 new listings in December and homes spent about 28 days on the market.
